Bespoke garden rooms clad in western red cedar
Back in 2019 I decided to build my own cedar garden room. The building was to be mainly storage with room for a pool table.
My garden room measures 7.5 meters wide x 4 meters deep with a 2.6 meter wide bi-fold door opening onto composite decking and is clad in western red cedar. The building is pretty much passive with the garden room mainly heating up naturally and storing the heat due to it being fully insulated and air tight.
I am now offering my newly gained skills to design and build bespoke cedar garden rooms in any shape or size with your choice of bi-fold doors, sliding doors and windows upto 30 square meters usable floor area with a maximum depth of 4 meters.
Planning permission / building Control
Under permitted development unless you are in a conservation area garden rooms do not require planning permission if they are within 2 meters from any boundary and under 2.5 meters tall (from the highest adjacent ground level).
As long as the garden building is over 1 meter from all boundaries you can build upto 30 square meters of internal usable floor area (the internal area inside the walls, not the overall footprint) without the requirement for building control.
Garden room construction
The cedar garden buildings are constructed using the same construction system as a timber frame house and are fully insulated.
The sub floor structure is made from decks constructed of 145mm x 45mm treated timber joists which sit on concrete pad stones with 100mm of PIR insulation between the joists and 18mm OSB on top.
The walls are constructed with 145mm x 45mm treated timber joists with 18mm OSB to the outer side wrapped in housewrap. Between the walls is 100mm of PIR insulation and on the inside of the walls is a vapour barrier membrane and then 12mm plasterboard.
The roof is a "cold roof design" for extra head room and is constructed of 145mm x 45mm treated timber joists with 100mm PIR insulation between the joists. Above the joists are roofing battens to provide a ventillation space which are covered with 18mm OSB followed by a EDPM rubber roof. Under the roof joists is a vapour barrier and 12mm plasterboard.
The exterior is clad in western red cedar with Athracite roof trim, door and window frames.
The interior has plastered walls and ceiling and is fitted with laminate flooring, skirting boards, downlights and power sockets as required.
Garden room cost
Pricing for a cedar garden room starts at £850 per square meter (internal).
I offer a bespoke decking design and build service for either traditional timber decking or composite decking.
Timber decking is constructed with 145mm x 45mm treated timber joists at 600mm centres anchored to the ground with timber posts finished with traditional timber decking boards painted in a color of your choice. Prices for timber decking start at £110 per square meter.
Composite decking is constructed with 145mm x 45mm treated timber joists at 300mm centres anchored to the ground with timber posts finished with composite decking boards available in several color finishes.
The advantage of composite decking is it's non slip surface and it's longivity and the lack of need for regular painting. Prices for composite decking start at £180 per square meter.
